Stirling Properties to Exclusively Manage and Lease the Class A Office Building

Stirling Eight United Plaza LLC, an entity comprised of local investors led by Stirling Properties, acquired United Plaza VIII from Wink United Plaza LLC on November 25, 2013. Built in 1993, the 3-story, Class A office building is located at 8641 United Plaza Boulevard in the United Plaza Office Park in Baton Rouge, Louisiana.  Stirling Properties’ Sales and Leasing Executive Scott Macdonald represented the buyers and Branon Pesnell of Beau Box represented the sellers.

The exclusive management and leasing of the 52,606 square-foot, 91% leased United Plaza VIII will be handled by Stirling Properties.  The ownership group which acquired United Plaza VIII, now owns four buildings  in United Plaza Office Park – United Plaza I, United Plaza II, United Plaza VIII and United Plaza XII – totaling over 500,000 square feet with a combined occupancy of 97%. All of these buildings are exclusively managed and leased by Stirling Properties.

Fremaux Town Center is really starting to take shape!  Exterior color finishes are being added to the buildings and the Shopping Center’s pylon is rising from its base. The parking field is defined with asphalt, and the lot lighting and landscaping are being installed. The interior work on the specific tenant build-out requirements is taking shape and several tenant contractors will be on site starting in late December.

We are pushing for a March 2014 grand opening for Phase I with the majority of tenants opening by that time, so the next few months will be busy with even more construction.  Stay tuned for more updates!

New Tenants Now Open at Hammond Square, Just in Time for the Holidays

Hammond SquareStirling Properties, Developer and Property Manager of Hammond Square, is pleased to announce the addition of three new tenants to Hammond Square. Justice, Shane’s Rib Shack and Popcorn Bistro all opened this month and are located on Palace Drive.

Justice, a leading national retailer of preteen girl’s fashion, will occupy 3,150 square feet.

Shane’s Rib Shack, known for its slow-cooked ribs, hand-chopped chicken and pork, and many southern sides, occupies 2,810 square feet.

Popcorn Bistro, a gourmet popcorn store offering 153 flavors that are made fresh daily and made with 100% all natural ingredients, occupies 1,200 square feet. Hammond Square is their 2nd Northshore location.

Stirling Properties Announces Opening of New Walgreens in Gulfport, MS

Stirling Properties is pleased to announce the opening of a new full-service Walgreens drugstore in Gulfport, Mississippi,  located at the intersection of Pass Road and Interstate 49 at the location of the former Gulfmart Shopping Center.  The 13,650 square-foot store has a drive-thru window and full service pharmacy and will serve as a catalyst for future retail development of that corridor.  Stirling Properties provided development services, including lease negotiation, financing, and project management, to a third party owner of the property.

Cato and ULTA Beauty Now Open at Stirling Lafayette Shopping Center

Stirling Properties Officially Announces Sam’s Club is Coming to Stirling Bossier Shopping Center

Stirling Properties, developer and property manager of Stirling Bossier Shopping Center in Bossier City, Louisiana, officially announces the addition of Sam’s Club to its tenant lineup.  Construction is underway on the parcel next to Academy Sports + Outdoors fronting Beene Boulevard.

The new Sam’s Club, plus fuel station, will be the first one in Bossier Parish and the 15th in Louisiana.  The opening is scheduled for Summer 2014.

“Sam’s Club is a great addition to the Bossier market and Stirling Bossier Shopping Center” stated Donna Taylor, Senior Vice President of Asset Management and New Business Development for Stirling Properties. “With the addition of Sam’s Club, there is only a 3-acre site left to be developed and we anticipate we will have a great deal of tenant interest in this tract for development with the addition of Sam’s.”

Measuring approximately 136,000 square feet, the new club will feature a variety of members-only amenities, including a Fresh Bakery, a Tire and Battery Center, a Café and a Fuel Station. The Sam’s Club Pharmacy, open to both members and the public, features many $4 and $10 generic prescriptions, as well as extraordinary savings on branded prescriptions. Also, the new club will debut a new Hearing Aid Center, offering premium technology in hearing aids and personal listening devices available from a certified audiologist.

“The new Bossier City Sam’s Club will allow us to expand our service in a region of Louisiana we have served since 1986 through our Shreveport Club,” said John Bernheim, the local market manager for Sam’s Club in northern Louisiana. “We are pleased to grow east of the Red River, an area that has seen exceptional growth during the past few years.”Sam’s Club will utilize a variety of environmentally friendly-materials and energy-efficient fixtures in its construction, including daylight-harvesting skylights that reduce the amount of energy required to light the store by up to 75 percent daily. LED lighting throughout the club, including in the cooler and freezer box doors and jewelry counter, operates 70 percent more efficiently than traditional fluorescent lighting.

Also coming to Stirling Bossier Shopping Center is Dickey’s Barbeque Pit, a fast casual, quick-serve, full-service barbeque restaurant that smokes all of their meats onsite.  They are scheduled to open late 2013 in the former Quizno’s space on Beene Boulevard. To date, over thirty retail, service and restaurant tenants are already in operation at Stirling Bossier, which officially opened in July 2007.
