President’s Message: A Healthy Prognosis for Healthcare Real Estate

The healthcare industry has rapidly evolved over the last few years. Having broad access to quality healthcare, both physical and digital (e.g., telehealth), has become critically important, and healthcare providers are creating innovative ways to deliver their products and services to their clients in the most efficient way possible.  

Healthcare service providers are making deliberate decisions on how and where to establish physical locations to meet customer demands, with access, convenience, and wellbeing top among those factors. We’re seeing more and more healthcare services shifting away from traditional hospital campus settings and emerging in local neighborhoods. Healthcare providers are taking a cue from the retail playbook by establishing multiple, well-situated locations within a community, increasing the number of entry portals within their respective networks while also exploring different facility configurations to enhance the customer experience.   

We can expect to see more digital integration into the healthcare landscape like telehealth options and patient monitoring technology, self-check-in kiosks in waiting rooms (or no waiting rooms altogether), and even drive-thru options. Of course, all these new and emerging concepts will require strategic real estate planning and partnerships.

At Stirling Properties, we are adapting to the changing healthcare environment. While the demand for healthcare services continues to grow and transform, so are our service lines to meet those respective needs. As part of our company’s strategic growth plan, we have expanded into new real estate sectors with a translatable skill set which has added value and diversified our commercial portfolio. Here are a few of our recent projects:

  • Development: A 20,000-square-foot freestanding Emergency Room & Imaging Services clinic in LaPlace, LA, based on a 20-year lease to Ochsner Clinic Foundation;
    (4) Ochsner Kidney Care clinics in the GNO area, averaging 7,000 square feet, through a joint venture of Ochsner Health and National Renal Care (NRC); the conversion of a former retail building into a 25,000-square-foot multispecialty clinic in Bossier City, LA, in partnership with Ochsner-LSU Health System of North Louisiana (OLHSNL); Tammany Cancer Center in Covington, LA, a 75,000-square-foot, state-of-the-art facility in partnership with Ochsner and St. Tammany Health System; and Ochsner Medical Complex – The Grove in Baton Rouge, LA, a 210,000-square-foot medical center, including a five-story, 180,000-square-foot medical office building, and a 30,000-square-foot ambulatory care center.
  • Acquisition & Financing: We partnered with Ochsner Health System to refinance a $59.8 million newly built 129,875-square-foot rehabilitation hospital in Jefferson, LA; and we acquired and managed the renovation of the shuttered 205,000-square-foot Louisiana Heart Hospital in Lacombe, LA, into a Post-Acute Care Hospital with Ochsner Health System and its local partners, St. Tammany Parish Hospital and Slidell Memorial Hospital.
  • Facilities Management: Stirling Properties manages Mary’s Medical Center in Shreveport, LA, a 730,000-square-foot, multi-story medical complex. Over the past three years, this virtually vacant campus has been repurposed to include neurosurgery, neurology, a pediatric specialty clinic, an OBGYN clinic, and training rooms.
  • Leasing/Redevelopment: We work with several prominent healthcare providers to locate and re-lease dormant retail spaces with distinctive healthcare services. Current projects include a regional health and wellness club in Harahan, LA; a pediatrics clinic at River Chase in Covington, LA; a behavioral & women’s health clinic at Oakridge Place in Metairie, LA; a Restore Hyper Wellness clinic at Premier Centre, in Mandeville, LA; and regional tenant rep for JenCare Senior Medical Center; among many others.

Our team has learned to adapt to the diverse needs of our healthcare clients, which include Ochsner Health System, LSU Health, St. Tammany Parish Hospital, Our Lady of the Lake, Baton Rouge General, and many more. We have tailored our real estate services so that whether our role is advisory, development & redevelopment, site selection, master planning, brokerage & lease negotiation, entitlements, financing, design & construction management, or asset & property management, our healthcare real estate team can assist.

The healthcare industry will continue to expand and evolve in the future, but it goes much further than simply keeping our communities healthy; it’s serving as an economic driver. Healthcare has become the reason why people and companies choose to locate/relocate in a particular area or region. Much like parents look to live in areas with good school systems, access to quality healthcare is equally important. Healthcare is also a significant job creator—one of the largest employers in the U.S.—and not just for medical providers, doctors, and nurses. Healthcare employs IT professionals, technicians, construction jobs, and maintenance providers—everything from landscaping to HVAC techs to cleaning services. The greatest need for the healthcare industry is a trained workforce and labor market.

The prognosis for the healthcare industry unquestionably looks healthy moving forward, both from a real estate and economic development perspective. Businesses and communities that can adapt to take advantage of the resulting opportunities will reap the benefits.

Stirling Properties Promotes John Woodard to Director of Development and Asset Management

Stirling Properties announces that John Woodard has been promoted to Director of Development and Asset Management.

In his previous role as Development Manager, John led several notable company projects, including the development of the Ochsner Kidney Care facilities in Jefferson, Metairie, Algiers, and Marrero and ongoing single-family build-to-rent projects in Prairieville, Covington, and Jackson, MS. Over the past year, John has also been involved with the asset management of over 1,000,000 square feet of retail, medical, and multifamily properties in Stirling Properties’ portfolio.

In addition to his existing development projects, John will be assuming the role of Asset Manager for many of Stirling’s Southshore properties, including the Pan-American Life Center, Mid-City Market, and Offices at Mid-City. In this new position, he will also continue to be tasked with new business development and government relations specifically focused on the New Orleans market.

We’ve undoubtedly experienced challenging times over the past two years, but through it all, we not only persevered but rather we got stronger and better as a company and as a team. As a result, I’m proud to report that Stirling Properties emerged from 2021 with a record year!

Our success did not happen by accident, but rather because of the groundwork we’ve laid over the years—hard work, the solidarity and strength of our team, and our culture.

Stirling Properties Names Jared Lauderdale as Vice President Controller

Stirling Properties announces that Jared Lauderdale has been promoted to Vice President Controller.

Jared previously held the position of Controller – Property Accounting, responsible for all tax matters in the company’s internally-owned portfolio. While most of his duties will remain the same, his role is also transitioning to being more involved in the business’s property operating and management accounting side.

Over the last few years, Jared has developed and executed new policies and processes to increase coordination and efficiencies throughout Stirling Properties’ accounting department. He has also implemented several new software programs to help the company perform to the best of its abilities. 

Most recently, he has been instrumental in guiding Stirling Properties through the numerous federal tax changes happening across the real estate industry, as well as employee tax credits. Also, during the COVID-19 crisis, Jared was influential in helping the company wade through the confusing and fast-changing guidelines of SBA loans and submitting multiple applications for a much-needed PPP loan.

In addition to his job roles, Jared serves on Stirling Properties’ Leadership Committee, helping to create and maintain company culture and improve internal structure between executive leaders and the team. He also volunteers for the company’s Golf and Stewardship Committees.

A Stirling Salute

Stirling Properties celebrates success of Team Stirling & the company. 

Stirling Properties hosted a virtual Stirling Salute last Friday to acknowledge and award the team and company’s remarkable success over the past year.

Marty Mayer, Stirling Properties’ President & CEO, kicked off the company-wide event recognizing the challenges of the past year and highlighting the team’s extraordinary adaptability and response. “Like most businesses, in the wake of the COVID-19 pandemic, our commercial business slowed substantially. But we were able to pivot quickly, adapt to the challenges—which uniquely positioned us to take advantage of the resulting opportunities,” said Mayer.

He noted the favorable position the company is in today is due to the groundwork that’s been laid over the last ten years. “As a company, we took chances, made conscious decisions without having a clear view of the outcome but rather a vision of the future possibilities. That’s the reason we were able to respond to this crisis and all the crises before that. Our accomplishments are due to the collective efforts of the entire team. You have heard me say, ‘when opportunity comes, it’s too late to prepare.’ Conversely, ‘when challenges come, it’s too late to prepare.’ That certainly was never truer than in 2020.”

He and Stirling Properties’ partners thanked Team Stirling for their hard work and dedication. Brokerage Division Award recipients received recognition for Bronze, Silver, Gold, Platinum, Diamond, Emerald and Ruby production levels based on individual adjusted gross commissions from 2020. Special acknowledgment was also given to Rhonda Sharkawy, Senior Retail Leasing and Development Advisor in New Orleans, for achieving the Top Commercial Producer Award —this is the 6th consecutive year she has earned this accolade.

President’s Message: My Not So Perfect (20/20) Vision

My Not So Perfect (20/20) Vision

The new year is underway, and we’ve all heard by now 2020 referred to as the year of perfect vision. Wouldn’t it be great if things were crystal clear for us in the commercial real estate industry—if all the unknowns in our business suddenly came into perfect clarity this year? If only it were that simple.

Having 20/20 vision does not necessarily mean you have perfect vision. 20/20 vision only indicates the sharpness or clarity of sight from a specific distance (20 feet). In our business, the real trick is not seeing what’s right in front of you, but further down the road. Author Jonathan Swift (most famously known for his work of Gulliver’s Travels) once said, “Vision is the art of seeing what’s invisible to others.”

It’s not about having 20/20 vision; it’s more about having insight, foresight, an intuitive understanding of what’s yet to come. Perfect vision is seeing what’s not there yet. And, that innate ability allows you to proactively adapt or change course before reality arrives.

That’s been our strategy here at Stirling Properties over the past year and will continue to be going into the new year. Of course, we can’t predict the future or foresee precisely what’s going to happen, but we can continually adapt and move toward a shared vision that maybe others can’t see yet.

For Stirling Properties, 2019 was another year of significant change and new ventures that we have never experienced before, including the expansion of our team, our portfolio, diversity of services and product offerings.

In 2019:

We celebrated many accomplishments in 2019—some things that were different from anything we have ever done before—but all these seeds were planted well before we could see them happening.

I would like to explicitly note the ‘WE’ starting each of those sentences. None of this would be possible without our remarkable, talented team. Our team is changing as well—last year, we added more than 40 people! Over half of our team has joined within the previous five years! This allows us a multitude of diversity, expert insight and adaptability.  

Hindsight is 20/20, but foresight is best. Before we completely close the book on the past year, let’s take a moment to reflect on where we’ve been and how far we’ve come. Our vision for the future is to see past what’s right in front of us and focus our sights on what’s yet to come.

So Happy New Year, and here’s to hoping for semi-clear 2020 vision. May we have sight of what’s invisible to others and clarity of what’s around the corner, over the horizon, beyond the fog…you get the idea.
