Stirling Properties Awarded Management Of PMAT’s 1,000,000 SF Retail Portfolio
Stirling Properties commercial real estate company has structured a new partnership with PMAT Real Estate Investments to manage the company’s growing portfolio of anchored shopping centers located across the Southeast, Sunbelt, Carolinas, Mid-Atlantic, and Midwest. This partnership will enable the complementary firms to create a scalable platform for the continued growth of both Stirling Properties and PMAT.
After disposing of approximately $200,000,000 of assets in the preceding years, the current PMAT portfolio consists of assets in Georgia, Florida, South Carolina, Tennessee, and Virginia as well as several centers in the acquisition pipeline and is well capitalized for continued growth in their target markets.

Developers Break Ground on Nicholson Gateway in Baton Rouge
Stirling Properties was pleased to participate in the groundbreaking of Nicholson Gateway last week, a 28-acre mixed-use housing and retail development located on the northwest corner of Nicholson Drive and Skip Bertman Drive across from Tiger Stadium. The development will include a 1,700-bed student housing and athletic dormitory with study areas and green spaces, as well as roughly 50,000 square feet of university focused retail space.
Stirling Properties was selected as the retail developer and leasing broker on the project, working with the prime developer, Georgia-based RISE that specializes in student housing. Stirling Properties will also handle on-going retail property management.

This mixed-use project will not only enhance the LSU campus, but will provide an activity hub for students and visitors,” said Townsend Underhill, Stirling Properties Senior Vice President of Development. ”In addition, this growth is creating much needed on-campus student housing, new job opportunities and economic development for the area.”

Despite recent rumors, Whole Foods Market is still on track to open in Fern Marketplace this fall. The shell of the building is complete and interior work is underway. Permanent signage will be installed soon. Whole Foods Market has never wavered on their commitment to the Shreveport/Bossier City market, and representatives are expected to announce an official opening date within the next month.
Whole Foods Market will be the anchor tenant for the retail development. The long awaited grocer will soon join GRUB Burger, which has been in operation since the beginning of the year, and reporting high sales. Lee Nails is expected to open this summer.
We are in lease negotiations with several additional tenants and are excited to release those announcements over the next several months. We are confident in the future and prosperity of this area. The growth rate and location will be sure to allow the tenants at Fern Marketplace to experience substantial retail sales.
Fern Marketplace is a 29-acre retail project anchored by Whole Foods Market, consisting of roughly 275,000 square feet. The shopping center, developed by Houston-based Read King, is located at the northeast corner of East 70th Street and Fern Avenue, near the intersection of Youree Drive, which is the most heavily populated corridor of retail and services in Shreveport and Northern Louisiana. Stirling Properties commercial real estate company was recently awarded the management contract for Pine Tree Plaza in Picayune, Mississippi. Stirling Properties handles leasing opportunities for the center and will now take on daily management.
Pine Tree Plaza is a 99,080-square-foot single-story, multi-tenant, neighborhood shopping center located at the southwest corner of Memorial Boulevard and Elm Street in Pearl River County. The property is well located, approximately 60 miles northwest of Gulfport Airport, 75 miles northwest of Biloxi, and 45 miles northeast of New Orleans, and serves all of Pearl River County, as well as portions of Hancock County, St. Tammany Parish and Washington Parish.
The center is currently 100% leased with a great mix of established local and national retailers. One retail space will be available soon. Handsboro Square, anchored by Rouses Food Market, is a 156,544-square-foot community strip shopping center located at 1307-1355 East Pass Road in Gulfport, Mississippi. The center is well maintained with a great anchor offering ample parking and high visibility.
The retail center is currently 44% occupied and retail space is available. Tenants include Rouses Food Market, Rent-A-Center, Panda House, Wing Stop and Golden Nails Spa. Plans are underway to actively seek new tenants to further develop a variety of retail and restaurant options.

Currently, the only business open at the shopping center is GRUB Burger, which opened in January of this year marking its second Louisiana location. Whole Foods Market is scheduled to open in the Fall of 2016. This will be the sixth Louisiana location for the organic food chain store.
Fern Marketplace Phase I consists of roughly 75,000 square feet and tenants include Grub Burger (now open), Lee Nails (opening Spring 2016), Whole Foods Market (opening Fall 2016) and much of the remaining square footage is in different stages of negotiation with announcements to occur over the coming months. Phase II consists of roughly 200,000 square feet of which various type uses will add to the mix of the first phase.

Stirling Properties Announces Promotions in Property Management Department
Stirling Properties is excited to announce two promotions in its growing Property Management Department. Patrick Malik has been appointed Vice President of Property and Risk Management after 14 years as Operations Manager. Lindsey Palmer, Property Manager, has been promoted to Director of Property Services.
Patrick Malik‘s role has evolved from Operations Manager to overseeing all aspects of the Property Management Department including supporting Asset Management, Development and Acquisitions, new business development and integration and ongoing property operations of over $1.2 billion in real estate assets. In addition, he handles risk management and insurance for Stirling Properties and its clients, including sourcing coverage options, negotiating policy terms, insurance claims, management of Captive Insurance Program, disaster preparedness and emergency response. Mr. Malik has over 25 years of Property Management experience across commercial real estate sectors in a variety of roles. He graduated from the University of West Florida with a Bachelor’s Degree in Management. As Director of Property Services, Lindsey Palmer will oversee all aspects of Property Services and its staff, providing support for Property and Asset Management of over 17 million square feet commercial real estate. Ms. Palmer will continue her responsibilities as Property Manager of 2.3 million square feet of properties, including Fremaux Town Center in Slidell and Hammond Square and in Hammond. Ms. Palmer joined Stirling Properties 9 years ago after graduating from Southeastern Louisiana University with a Bachelor of Science in Finance and a Master in Business Administration.
