Baton Rouge General Express Care and The Simple Greek Restaurant to Open in LSU’s Nicholson Gateway

LSU announced today that The Simple Greek restaurant and a Baton Rouge General Express Care clinic will fill two retail spaces in the university’s new Nicholson Gateway Development, the newly opened mixed-use development on a 28-acre site of the Nicholson Drive Corridor, between West Chimes Street and Skip Bertman Drive.

The two tenants join anchor retailer Matherne’s Market, fast food restaurant Wendy’s, coffee café Starbucks, apparel store Private Stock and quick-service eatery Frutta Bowls in the roughly 50,000-square-foot retail component of Nicholson Gateway.

The Baton Rouge General Express Care facility will be open seven days a week to the LSU and local community to treat serious, but non-life threatening illnesses and injuries. The clinic will also feature a lab, X-ray machine and an EKG for more serious injuries. Opening its first Louisiana location, The Simple Greek is an interactive concept that combines hhigh-quality ingredients, open kitchens and a fun atmosphere to deliver authentic Greek cuisine in a fast casual setting. Inspired by a concept through his CNBC reality television show “The Profit,” The Simple Greek was founded by entrepreneur Marcus Lemonis in 2015.

The LSU Property Foundation, an affiliate of the LSU Foundation, is facilitating Nicholson Gateway. Stirling Properties is serving as the retail developer and leasing broker on the project, working with the prime developer, Georgia-based RISE Real Estate, which specializes in student housing. Stirling Properties will also handle ongoing retail property management.

New this fall, Nicholson Gateway includes 763 units of apartment-style housing for more than 1,500 students, with associated residential support spaces, such as lounge spaces, study areas, community gathering places and retail food service. The project, focused on the largest underdeveloped tract of university-owned property that is adjacent to the campus core, will turn what has traditionally been the back of the campus into an exciting new gateway district while responding to demands for on-campus housing and supporting student success, improving the campus living experience for both undergraduate and graduate students.

Stirling Properties Acquires $59.7M Rehab Hospital In Joint Venture With Ochsner

Stirling Properties, in a joint venture partnership with Ochsner Clinic Foundation, has closed on the acquisition of the new Ochsner rehabilitation hospital located at 2614 Jefferson Highway in Jefferson, Louisiana.

This new addition to Ochsner’s Main Campus West is a five-story, 129,875-square-foot medical building. It will house three separate high-demand healthcare components, including Long Term Acute Care, Inpatient Rehabilitation, and a Skilled Nursing Facility. Ochsner will be the primary operator in the new building, along with Select Medical and LHC Group.

Construction started on the development in early 2017, and building and site work is now complete. The facility plans to open by the 2nd quarter of 2018.

The total project cost was $59,775,000. IBERIABANK provided the debt financing.

President’s Message: The intersection of retail and healthcare

It’s no secret that the retail real estate environment is evolving at lightning speed. E-commerce and technology are driving much of that transformation, as well as the shift in consumer shopping behaviors.

You’ve heard me talk of today’s ‘high-maintenance’ consumer. Their expectations have changed. They want convenience, they want choices, and they want it now. Those same consumer demands are also driving a shift in the outlook and strategies for the healthcare industry.

New healthcare laws have significantly increased the number of consumers seeking medical care. Combined with advances in technology, it’s created a type of healthcare marketplace, where consumers are now able to shop for providers and compare costs and services across multiple channels. Patients have morphed into customers.

In commercial real estate, there is substantial growth in the integration of healthcare in the retail setting, and on the flip side, retail is emerging in the medical space. Clinics providing same-day urgent care, primary care, specialty care, and wellness services have boomed over the last few years. More recently, we are seeing the healthcare services provided in retail environments expanding beyond your typical medical office buildings. Healthcare providers need many of the same components as retailers do, and having various locations increases the entry portals into their respective healthcare networks.

Very similar to the last mile in retail, the entire healthcare delivery system is changing. It’s all about getting the product to the consumer in the shortest amount of time possible. That means connecting with them closer to where they live, in their own neighborhoods and communities. Speed, convenience, and cost efficiency are at the core of this integration.

Retail environments offer high visibility with easy access and ample parking. Customers want a one-stop shop for all of their daily needs. They want to get their groceries, buy new shoes, and visit a physician all in convenient locations.

Another attractive quality for the retail location is surrounding amenities such as restaurants and entertainment options. Patients can eat lunch, go to a movie theatre, or shop in between medical appointments or while waiting on test results. Surrounding hotels provide convenience for extended medical care needs of visiting patients and their families.

Cost efficiency is also a major factor in shifting healthcare services away from traditional hospitals and acute care settings. Smaller facilities are easier to maintain and cost less to operate. Segregating various outpatient medical services into specialized clinics can also provide customers with higher-quality, focused care—while freeing up more expensive hospital beds for extensive inpatient care.

Technological advancements—e-commerce (or should I say e-healthcare?)—are disrupting healthcare in much the same way as retail. We are seeing the rise of innovative digital medical services such as virtual doctor visits, robotics, and simulated wellness plans. Customers are now researching doctors and reading online reviews. They are price shopping providers and services. They want to order prescriptions and supplies and schedule medical appointments right from their mobile devices.

At Stirling Properties, we are adapting to this changing environment. As the demand for new healthcare services increases, so are our service lines to meet those local needs. As part of our company’s strategic growth plan, we are expanding into new real estate sectors where we have a translatable skillset that can add value—specifically one of those is healthcare—and diversifying our commercial portfolio.

“The types of uses coming out of the major regional hospitals is expanding beyond what we have seen in the past. Emergency departments and imaging services, maternity and phlebotomy, long-term and short-term acute care, outpatient acute care surgery, and behavioral health facilities are all emerging outside of the typical hospital setting,” said Townsend Underhill, Senior Vice President of Development for Stirling Properties.

Late last year, Stirling Properties announced the development of a new mixed-use medical facility in LaPlace, Louisiana. Phase I of this development included a lease to Ochsner Medical Complex-River Parishes for a roughly 20,000-square-foot freestanding Emergency Room & Imaging Services clinic. The micro-hospital concept opened to the public last week. The adjoining property is available for additional commercial development.

Earlier this year, we announced the acquisition and redevelopment of the shuttered Louisiana Heart Hospital property in Lacombe, Louisiana, and the subsequent lease to Ochsner. With its local partners, St. Tammany Parish Hospital and Slidell Memorial Hospital, the company plans to redevelop and repurpose the building to open a Post-Acute Care Hospital including long-term acute care, skilled nursing, and inpatient rehabilitation services in one central location.

We’ve also recently announced the development of a new medical facility at The Grove in Baton Rouge, Louisiana, planned near the Mall of Louisiana fronting Interstate 10. The project includes a five-story medical office building and an ambulatory surgery center amongst other uses that in total equals 260,000 square feet. Anticipated completion is scheduled for early 2019.

In addition to these development and acquisition opportunities, our brokerage and asset management teams are also adapting to the emergence of healthcare in the retail environment. Many of our agents are already leasing local retail space for medical office uses such as dental clinics, physical therapy, eye clinics, and dermatologists. These healthcare providers in some cases are even helping to fill vacant space left by shuttered retailers. Because of this increased diversity of tenants and needs, more and more property owners are outsourcing their asset and property management services to companies that can effectively maintain and operate them.

Stirling Properties handles the management and leasing of Lakeview Medical Office Building, a 5-story, 75,000-square-foot, class-A office building located in Mandeville, Louisiana. The office is attached to Lakeview Regional Medical Center, one of St. Tammany Parish’s major hospitals, providing an opportunity to bring in various medical tenants that cater to and support the healthcare industry and its patients—a built-in customer base.

As the delivery method of healthcare continues to evolve, so should commercial real estate companies. Those of us in real estate can (and should) use the valuable lessons that we have learned through retail to help us adapt and respond to the needs of medical service providers. When retail and healthcare intersect, many opportunities emerge.

Ochsner Health System Announces Plans to Lease Former Louisiana Heart Hospital Property

Today, Ochsner Health System announced its plans to lease the former Louisiana Heart Hospital property in Lacombe, Louisiana. Stirling Properties acquired the 25-acre site earlier this month.

An official ceremony was held with Honorable Pat Brister, St. Tammany Parish President; Warner Thomas, President & CEO of Ochsner Health System; Patti Ellish, CEO of St. Tammany Parish Hospital; Bill Davis, CEO of Slidell Market SMH-Ochsner Partnership; Townsend Underhill, Sr. VP of Development for Stirling Properties; and St. Tammany Parish Council members and dignitaries.

Working together with each of its partners, St. Tammany Parish Hospital and Slidell Memorial Hospital, Ochsner plans to repurpose the building to open a Post-Acute Care Hospital to include long-term acute care, skilled nursing, and inpatient rehabilitation services in one convenient St. Tammany location. This effort will also result in job growth and expanded administrative services in the region by opening a dedicated North Shore Service Center.

Stirling Properties has invested more than $350 million in St. Tammany and currently owns and operates 4 million square feet of commercial property, with assets throughout the parish—generating significant economic development opportunities, revenue, and job growth for the area and residents. Major projects in the parish include Northpark Corporate Center I & II in Covington, Premier Centre in Mandeville, Stirling Slidell in Slidell, River Chase in Covington, and Fremaux Town Center in Slidell, just to name a few.

In addition to growing its development and brokerage services, Stirling Properties is focused on acquisition and investment projects. The recently closed Louisiana Heart Hospital facility provided the company a chance to invest in a vital property and help to return it to commerce.

Announcing New Ochsner Medical Facility at The Grove

Last Thursday, June 8, Stirling Properties participated in the announcement of Ochsner Health System’s new medical facility at The Grove in Baton Rouge, Louisiana.

The project includes a new five-story, 155,000-square-foot medical office building, and a 30,000-square-foot ambulatory surgery center. The new clinic will be located along the I-10 Bluebonnet/Siegen corridor on approximately 25 acres of property as part of the High Grove development planned near the Mall of Louisiana and fronting Interstate 10. Anticipated completion is scheduled for early 2019.

Stirling Properties will be responsible for over $15 million of infrastructure improvements, as well as the completion of the 11-mile BREC multi-use trail through the site. On behalf of Ochsner, Stirling has also handled pre-development efforts, including site selection, due diligence, economic feasibility, and state and local permitting coordination.

Scheduled infrastructure improvements include new roadways and a bridge across Wards Creek that will connect Grove Blvd. to the I-10 frontage road and ease traffic congestion. A new sewer lift station will be installed to serve the Ochsner facility, as well as replace an existing one that services several hundred homes in the neighboring Morning Glen and Audubon Terrace neighborhoods. A new underground drainage system will be built to accommodate water runoff from surrounding property in addition to the Ochsner site, which will result in improved drainage condition in future storm events.

During the construction phase, these new projects will bring nearly 1,630 construction jobs in addition to over 450 permanent jobs that will be relocated from the existing Summa clinic.

Stirling Properties to Develop Medical Facility in LaPlace

Stirling Properties is pleased to announce the acquisition of 11.93 acres of land in St. John the Baptist Parish for development of a new medical facility and additional commercial development. The site is located at the northwest corner of W. Airline Highway and N. Sugar Ridge Road in LaPlace, Louisiana.

Phase I of this development includes a lease to Ochsner Clinic Foundation for a roughly 20,000-square-foot freestanding emergency room and diagnostic center on approximately 3.5 acres of land. Ochsner Medical Complex-River Parishes is relocating from Rue de Santé to this new facility at 1900 W. Airline Highway. Site work commenced the second week of July and completion is slated for the second quarter of 2017.

Ochsner is southeast Louisiana’s largest nonprofit, academic, multispecialty healthcare delivery system, encompassing numerous owned, managed and affiliated hospitals and neighborhood health centers across the region, and is consistently ranked among the top healthcare providers. Ochsner is also one of the largest employers in the area and a major economic contributor to the Gulf South region.

The adjoining +/- 8.4 acres of the LaPlace facility are currently available for additional commercial development. The property is zoned commercial and is open to compatible use expansion, e.g. office, hospitality, retail, medical, etc.
