A New Star-Spangled Banner Will Wave!

In honor of Independence Day, Hammond city officials, residents and community leaders met at Hammond Square yesterday morning for a ceremony and dedication of a new American flag that representatives hope will act as a beacon for the area.

The 80’ flagpole will fly a 15’ X 20’ American flag that will be part of the new gateway project at Interstate 12, leading to both the Hammond and Ponchatoula communities at exit 40. The flag will be visible to all that travel I-12, calling attention to the area by both locals and tourists. The flag is located at the northwest corner of I-12 and Highway 51 near Olive Garden Italian Restaurant.

Tangipahoa Parish President Robbie Miller, Hammond Mayer Pete Panepinto, Ponchatoula Mayor Bob Zabbia, Stan Dameron with Home Mortgage Authority, and Grady Brame with Stirling Properties were in attendance for the ceremonial flag-raising festivities. Boy Scout Troop 170 was on hand to recite the Pledge of Allegiance and Phillip Monteleone performed a flyover in his Vietnam Era ’68-70 Bell OH-58 Kiowa helicopter.

The Hammond-Ponchatoula Sunrise Rotary Club worked with the City of Hammond, Hammond Square, Stirling Properties and the Hammond-Tangipahoa Home Mortgage Authority for more than a year to bring this project to fruition.

Stirling Properties Closes Loan On Fremaux Town Center In Slidell, Louisiana

Stirling Properties commercial real estate company, on behalf of Fremaux Town Center SPE, LLC, is pleased to announce the closing of a $73 million non-recourse loan on Fremaux Town Center in Slidell, Louisiana. This amount marks the largest loan ever closed by Stirling Properties in its 41-year history.

Wells Fargo served as the lender on the 10-year loan. Proceeds from the loan were used to retire two existing construction loans with an aggregate balance of $73.0 million. Earlier this year, Stirling Properties also closed on a $33 million loan with Wells Fargo on the acquisition of Turtle Creek Crossing in Hattiesburg, Mississippi.

Mandeville Whole Foods Market

Whole Foods Market has completed the re-tenanting of the former Albertson’s grocery and will occupy 40,000 of the 60,000 square feet. The popular retailer Forever 21 Red occupied the balance of the space next door late last year, and already is a top producer in the chain.

Other tenants, Rack Room Shoes and TJ Maxx recently remodeled their stores, even further solidifying Premier Centre as a top retail destination for the area and marks a re-celebration for the center, just in time for summer festivities followed by Back to School shopping.

Stirling Properties Welcomes 1st Northshore Sephora and Announces Updates to River Chase in Covington, Louisiana

  • The popular national beauty-retail chain, Sephora, will occupy 2,100 square feet inside JCPenney department store. Utilizing a smaller footprint, the retail chain will feature the signature Sephora look and beauty assortment. This will mark the fifth Sephora location in Louisiana, and the first for the Northshore. A grand opening is scheduled for June 17th.
  • Pre-leasing opportunities have begun for Phase 1 of the Offices at River Chase, a new Class-A office building that will be located at the southwest corner of Brewster Road and Stirling Blvd. The site is now being cleared, and construction of the first 45,000-square-foot, two-story office building is anticipated to begin in the summer of 2016, with initial tenant occupancies planned for 10 to 12 months later.
  • Site work has commenced on the new 36,000-square-foot Rooms-To-Go next to Zoe’s Kitchen. The furniture retailer is relocating from its current store on Hwy. 190 in Covington, and is on track to open in the first quarter of 2017.
  • Construction has begun on Springs at River Chase, through a joint venture with Continental Properties. The new 296-unit luxury apartment community will be located at the southwest corner of Interstate 12 and Brewster Road. The property will feature floor plans ranging from studio to three-bedroom, and community amenities will include a clubhouse, resort-style pool, 24-hour fitness center, dog park, attached and detached garages, car care center and a pet spa. The first units will be available in August 2016, with anticipated fully built out completion in first quarter, 2017.
  • Plans are also underway for the development of 182 single-family luxury homes, adjacent to Springs at River Chase apartment community, through a joint venture with Southern Lifestyle Development. Phase I will include the completion of 81 luxury homes.
  • Salon by InStyle is open inside JCPenney, as part of an exclusive collaboration with the editors of InStyle magazine to reinvent its salons nationwide. The new concept salon features the latest in haircare, styling and products. A grand re-opening was held last week.
  • Five Below, a new-to-market bargain retailer, which sells everything for $5 or less, celebrated its grand opening earlier this month. This is one of only three stores located in Louisiana.

Stirling Properties commercial real estate agents were honored during the New Orleans Metropolitan Association of Realtors (NOMAR) Commercial Investment Division (CID) 23rd Annual Achievement Awards ceremony, held Friday, April 8th at the Audubon Tea Room.

Leading the way was Rhonda Sharkawy, Senior Retail Leasing and Development Executive, with more than $28 million in sales volume for 2015. Sharkawy was inducted into the CID Hall of Fame after having received the prestigious F. Poche Waguespack Award for highest volume of sales and leases in the greater New Orleans area for the last five consecutive years. She is one of only a handful of women to receive this esteemed award since its inception in 1964.

Gaines Seaman, Sales and Leasing Executive, received the Overall Top Landlord Office Lease, Top Tenant Rep Office Lease and the Overall Top Office Producer, with nearly $19 million in production for 2015.

Joe Gardner, Sales and Leasing Executive, Beezie Landry, Senior Investment Sales Advisor, Sharkawy and Seaman were also among Achievement Award recipients, for obtaining total commercial credit sales and leasing in excess of $2.5 million.

  • Recently leased Books-A-Million will be moving from its current location at Northshore Square Mall to occupy a 7,500-square-foot space at Fremaux Town Center and is expected to open on March 3rd.
  • Allure Nail Spa, a 1,944-square-foot nail salon will open in the spring of 2016.
  • LensCrafters, providing prescription eyewear and sunglasses, will occupy 3,830 square feet and will open in the spring 2016.
  • 5 Below discount store will occupy 8,024 square feet and is expected to open April 6th.

Previously announced Pier 1 Imports will open March 21st and Capital One on March 28th. Aveda and Goodyear are expected to open in the spring of 2016, with Chico’s opening in the third quarter. Tesla Motors has completed their installation of 8 charging stations.

Victoria Secret at Fremaux Town Center

Fremaux Town Center is located on more than 80 acres at the southwest corner of Interstate 10 and Fremaux Avenue in Slidell, Louisiana near the city of New Orleans.

The first phase of construction for Fremaux Town Center included roughly 350,000 square feet of retail anchored by Dick’s Sporting Goods, Kohl’s and Best Buy. Phase II, anchored by Dillard’s, celebrated its grand opening late last year and added roughly 283,000 square feet to the existing shopping center. Following the opening of Phase II, a large portion of tenants reported increased foot traffic and sales.

More than 47 retail outlets and restaurants are currently operating in the center. Junior anchors include TJ Maxx, Michael’s and PetSmart. Outparcels include Longhorn Steakhouse and Cheddars, with several outparcel opportunities still available. A variety of spaces exist for small shops and junior anchors to benefit from the opportunities these national anchors and high traffic counts present.

Construction continues on Springs at Fremaux Town Center, a 296-unit apartment complex, and is on track to be 100% completed in March with residency available. Additionally, two sites are under contract to hotel developers, and construction should start in the second quarter of 2016.
