Stirling Properties Develops Three New Ochsner Health Facilities to Serve GNO Area
Projects helping to backfill former retail space & expand healthcare real estate services.
Stirling Properties, in partnership with Ochsner Health System, has developed three new Ochsner Health facilities to serve the greater New Orleans area. Located in Covington, Slidell and Metairie, the facilities will be completed and open to the public by the end of the year.
- A Pediatrics Center is located in River Chase Shopping Center at I-12 and E. Brewster Road in Covington. The 18,000-square-foot clinic opened on November 17th along Brewster Rd. immediately next to Target. In addition to a state-of-the-art Pediatrics clinic, this space also includes the Live Oak Pediatric Rehab Center, one of a kind in St. Tammany Parish. Rozas Ward is the Architect, and Donahue Favret is the General Contractor for the development.
- A Multi-use Clinic including pediatrics, behavioral health, women’s and primary care services is located in Oakridge Place Shopping Center at 800 Metairie Road in Metairie. The 12,450-square-foot clinic will replace two former retail spaces on the end cap of the shopping center. Construction is complete, and the clinic is expected to open on December 14th. The General Contractor is Ryan Gootee General Contractor, and Rozas Ward is the Architect on the project.
- A Physical Therapy and Training Clinic is rounding out construction in Plaza 190 Shopping Center located at 128 Gause Boulevard in Slidell. The 15,000-square-foot facility is expected to open in mid-December. The General Contractor is Clement Construction, and Grace Hebert Curtis serves as the Architect on the project.
Stirling Properties is serving as the developer, leasing agent and landlord in all three projects.

Ochsner LSU Health – Viking Drive Celebrates Grand Opening in Bossier City, Louisiana
State-of-the-art redevelopment further underlines Stirling Properties’ expertise in healthcare real estate services.
This past week, Ochsner LSU Health Shreveport and Stirling Properties celebrated the grand opening of Ochsner LSU Health – Viking Drive in Bossier City, Louisiana.
This 25,080-square-foot Multispecialty Clinic, located at 4481 Viking Drive, features primary care, sports medicine, orthopedic and neurosurgery clinics.
In December 2020, a Stirling Properties affiliate acquired the property, which was previously a retail store, and subsequently redeveloped it into its current condition as a Multispecialty Clinic. Stirling Properties was the project developer; WHLC was the architect; Duplantis Design Group was the Civil Engineer; and Brasfield & Gorrie was the general contractor. Total project costs were roughly $10.7 million. Ochsner LSU Health Shreveport is the sole tenant at this location and is now uniquely positioned in this market for years to come, using this facility as a springboard for future growth in the Bossier market.

Stirling Properties Develops New Ochsner Kidney Care Clinics Across GNO Area
Through a joint venture of Ochsner Health and National Renal Care (NRC), Stirling Properties is developing four Ochsner Kidney Care clinics across the greater New Orleans area. The clinics are new-to-market for Southeast Louisiana and expand healthcare service offerings for Ochsner Health and its patients. The facilities vary in size from 6,000-11,000 square feet, providing comprehensive, coordinated kidney care and dialysis services.
The first location, Ochsner Kidney Care – Jefferson Highway, is now open to Ochsner patients. Located at 320 Maine Street, the stand-alone facility is a ground-up development and occupies 10,898 square feet of space adjacent to Ochsner Rehabilitation Hospital. This is the first joint venture of its kind in the region.
Three additional clinics are under construction and are expected to open between June and December of 2021:
- Ochsner Kidney Care – Algiers (4001 General De Gaulle Dr., New Orleans)
- Ochsner Kidney Care – Marrero (1201-1219 Barataria Blvd., Marrero)
- Ochsner Kidney Care – Metairie (4300 W. Esplanade Ave., Metairie)

Ochsner LSU Health Shreveport Announces Plans for Former Christus Schumpert Hospital Site
Stirling Properties to handle project management, leasing and property management of the project.
Ochsner LSU Health Shreveport recently announced a major renovation and opening of a new healthcare facility at Margaret Place Properties located at 1 Saint Mary Place in Shreveport, Louisiana. The 860,000-square-foot property is the former Christus Schumpert Hospital site that mostly shuttered in September of 2013. It includes the hospital, several medical office buildings and a parking garage.
Stirling Properties is working in partnership with a joint venture between Ochsner and LSU Health Shreveport to manage the rehab construction, assist with leasing of the medical space and handle daily management of the property. In this role, Stirling Properties is responsible for plant operations and maintenance, space planning, working to identify best uses and future resources for the campus and will serve as the on-site property management and leasing office.
The new healthcare campus will offer state-of-the-art patient care through multiple clinics, operating rooms, and laboratory and diagnostic imaging services (follow the link for more details on anticipated services). It will open in phases throughout 2019, with the first clinic scheduled to open in May.
Plans for further expansion by Ochsner LSU Health Shreveport in the Margaret Place campus are underway with additional project announcements forthcoming.

Stirling Properties Acquires $59.7M Rehab Hospital In Joint Venture With Ochsner
Stirling Properties, in a joint venture partnership with Ochsner Clinic Foundation, has closed on the acquisition of the new Ochsner rehabilitation hospital located at 2614 Jefferson Highway in Jefferson, Louisiana.
This new addition to Ochsner’s Main Campus West is a five-story, 129,875-square-foot medical building. It will house three separate high-demand healthcare components, including Long Term Acute Care, Inpatient Rehabilitation, and a Skilled Nursing Facility. Ochsner will be the primary operator in the new building, along with Select Medical and LHC Group.
Construction started on the development in early 2017, and building and site work is now complete. The facility plans to open by the 2nd quarter of 2018.
The total project cost was $59,775,000. IBERIABANK provided the debt financing.

Ochsner Health System Announces Plans to Lease Former Louisiana Heart Hospital Property
Today, Ochsner Health System announced its plans to lease the former Louisiana Heart Hospital property in Lacombe, Louisiana. Stirling Properties acquired the 25-acre site earlier this month.
An official ceremony was held with Honorable Pat Brister, St. Tammany Parish President; Warner Thomas, President & CEO of Ochsner Health System; Patti Ellish, CEO of St. Tammany Parish Hospital; Bill Davis, CEO of Slidell Market SMH-Ochsner Partnership; Townsend Underhill, Sr. VP of Development for Stirling Properties; and St. Tammany Parish Council members and dignitaries.
Working together with each of its partners, St. Tammany Parish Hospital and Slidell Memorial Hospital, Ochsner plans to repurpose the building to open a Post-Acute Care Hospital to include long-term acute care, skilled nursing, and inpatient rehabilitation services in one convenient St. Tammany location. This effort will also result in job growth and expanded administrative services in the region by opening a dedicated North Shore Service Center.
