Stirling Properties and CBL & Associates Properties, Inc. Developing Phase II of Fremaux Town Center in Slidell, LA

Anchored by Dillard’s, Phase II is Over 70% LeasedFremaux Town Center

Stirling Properties and CBL & Associates Properties, Inc. (NYSE: CBL) announced today the construction of the second phase is underway at Fremaux Town Center in Slidell, Louisiana. Site work commenced in June with a scheduled opening in October 2015. Phase II will include roughly 285,000 square feet of additional retail space and will be anchored by a 128,000 square-foot Dillard’s. Phase II is over 70% leased, including executed leases with Red Robin, Zales, Aveda and Francesca’s as well as numerous other retailer commitments to be announced as the project progresses.

“We are excited to offer additional retail and restaurant options for the region that will complement the existing mix of successful stores and restaurants at the center,” stated Townsend Underhill, Stirling Properties’ Senior Vice President of Development.

Currently 99% leased, Phase I of Fremaux Town Center opened in March of this year with approximately 350,000 square feet of retail anchored by Dick’s Sporting Goods, Michaels, T.J.Maxx, and Kohl’s. Sports Clips and Panera Bread recently opened and several other tenants are scheduled to open as follows: Payless ShoeSource and Five Guys Burgers and Fries this week, Starbucks in September, and rue21 and a 41,000 square-foot, full-service LA Fitness later this year. BJ’s Restaurant & Brewhouse recently purchased a 2.3 acre outparcel and is also now under construction with an opening scheduled in early 2015.

“Fremaux Town Center has been successful from the start due to the collection of retailers here and the ideal location,” said Michael Lebovitz, Executive Vice President of Development and Administration at CBL. “This expansion allows us to add even more great retailers to the mix.”

Located on more than 80 acres at the southwest corner of Interstate 10 and Fremaux Avenue in Slidell, Fremaux Town Center will be over 635,000 square feet upon completion. With its interstate location and high-visibility, Fremaux Town Center is expected to become a regional shopping destination.

Stirling Properties and CBL & Associates Properties, Inc. Celebrate Grand Opening of Fremaux Town Center Phase I

Fremaux Town CenterToday, Stirling Properties and CBL & Associates Properties, Inc. (NYSE:  CBL) celebrated the Grand Opening of Phase I of Fremaux Town Center in Slidell, Louisiana. The 352,342 square-foot shopping center, with anchors including Kohl’s, Dick’s Sporting Goods, Best Buy and, T.J.Maxx, is over 95% leased. Phase II, anchored by Dillard’s, will commence construction later this year.

Fremaux Town Center is located on more than 80 acres at the southwest corner of Interstate 10 and Fremaux Avenue in Slidell, LA.  Slidell is the largest municipality in St. Tammany Parish on the northern shore of Lake Pontchartrain near the city of New Orleans.  The area has experienced significant growth following Hurricane Katrina.  With its interstate location and high-visibility, Fremaux Town Center is expected to become a regional destination. “With the opening of Phase I of the Fremaux Town Center here in Slidell, the whole of St. Tammany Parish is the beneficiary,” said Pat Brister, St. Tammany Parish President. “This economic development endeavor will bring jobs and commerce to Slidell, and provide shopping and dining options for people coming into the Parish from other areas. This development will be another reason for people to Live, Work and Explore St. Tammany.”

Today’s festivities included a ceremonial ribbon cutting, the Slidell High School Band and special guests Mayor Freddy Drennan, St. Tammany Parish President Pat Brister, and City of Slidell Council Members. “We are thrilled to have such a beautiful development in our City,” said Slidell Mayor Freddy Drennan. “I know our citizens are excited about the opening of Fremaux Town Center. Stirling and CBL also announced a contribution of $10,000 to Keep Slidell Beautiful in honor of today’s Grand Opening.  This contribution will fund the construction of signage welcoming visitors to the City of Slidell as they head west on Fremaux Avenue from Interstate 12.  This signage and accompanying landscaping will set the benchmark for future entrance signage throughout the City of Slidell. “Keep Slidell Beautiful and the City of Slidell very sincerely appreciate the financial support of Stirling Properties and CBL & Associates Properties in purchasing the new city entrance sign on Fremaux Avenue. We are looking forward to a continued partnership with both of these companies. Keep Slidell Beautiful’s current plan is to take this new sign concept through several more of Slidell’s main entrances,” stated Bill Mauser, Executive Director of Keep Slidell Beautiful.

JCH Development and Stirling Properties Celebrate Groundbreaking of Magnolia Marketplace

Earlier today JCH Development, Stirling Properties, Mayor Mitch Landrieu, elected officials and other dignitaries commemorated the groundbreaking of Magnolia Marketplace, a 106,000 square-foot shopping center located in New Orleans, LA at the intersection of South Claiborne Avenue and Toledano Street.

“We are proud to bring a dynamic new retail development to an underserved portion of Central City. This development will bring a formerly vacant and blighted piece of property in the City of New Orleans back to commerce”, stated Tara Hernandez, President of JCH Development.

“Magnolia Marketplace is further proof that New Orleans is on a retail roll,” said Mayor Mitch Landrieu. “This project represents economic growth, jobs and opportunities and more retail options for an underserved community. Projects like this are why people are looking at New Orleans as a model for economic revival and urban renewal.”

Tenants scheduled to open in spring 2015 are Ross Dress For Less, T.J.Maxx, Michaels, PetSmart, Shoe Carnival, ULTA Beauty and Raising Cane’s. The project is 100% pre-leased.  Previously announced was the 6,000 square foot initial phase of Magnolia Marketplace development located at the intersection of South Claiborne Avenue and Fourth Street. Capital One Bank is currently open in that building. T-Mobile and Subway are slated to open in early 2014.

Since 2011, Stirling Properties has invested over $120 million in the City New Orleans.

JCH Development’s most recent project is the conversion of the former Blue Plate manufacturing facility into the Blue Plate Artist Lofts, 72 residential lofts, on South Jefferson Davis Pkwy.

Stirling Properties and JCH Development are pleased to announce the closing of the land acquisition and development financing for Magnolia Marketplace, a 106,000 square-foot shopping center located in New Orleans, LA at the intersection of South Claiborne Avenue and Toledano Street. First NBC Bank of New Orleans provided financing for the project.

“This project required a true partnership and we are excited to be a part of providing new jobs and economic opportunities to the residents, neighborhood, DBE businesses and the City of New Orleans.  We are truly grateful for the support and collaboration on this project with the Mayor’s office, the City Council, and the Community, without which this project would not have been possible”, stated Townsend Underhill, Senior Vice President of Development for Stirling Properties.

Fremaux Town Center – As of December 16, 2013

Fremaux Town Center is branded with it’s Interstate pylon now complete. Building construction operations are focused on the March Grand Opening and interior tenant construction continues on the Anchor stores. Individual tenant contractors are expected the first of the year to commence with small shop build outs. Paving and Landscaping installation is progressing with a completion projected for February.

Stirling Properties and CBL & Associates Properties, Inc. Officially Announce New Stores Coming to Fremaux Town Center

Stirling Properties and CBL & Associates Properties, Inc. (NYSE:  CBL) officially announce the addition of four new tenants to Phase I of Fremaux Town Center in Slidell, Louisiana. Phase I is approximately 350,000 square feet anchored by Kohl’s, Dick’s Sporting Goods, Best Buy, T.J.Maxx, and Michaels. Construction is moving along as scheduled with a grand opening scheduled for March 2014.

Joining the previously announced tenants are:

  • Verizon Wireless, the first national wireless provider in the United States to build and operate a large-scale 4G LTE network, the most advanced wireless network technology available, with speeds up to 10 times faster than 3G.
  • Mattress Direct, a specialty retailer of foam, Serta and Tempur-Pedic mattresses.
  • Bellagio Nail Spa, a luxury nail care salon committed to providing you the highest standard in salon services, offering manicures, pedicures, waxing and more.
  • Anna’s Linens, one of the largest retailers of home textiles and home decor items.

The Developer also recently closed on the sale of 1.13 acres at $19.00 per square foot to the ownership of Panera Bread for its Fremaux Town Center location and scheduled to open April 2014.  Once complete, the 80+ acre Fremaux Town Center will consist of two phases.  Phase II will include up to 320,000 square feet of additional retail space anchored by Dillard’s and is scheduled to open in Spring 2015.
